Notice: Home Selling Expert is supported by our audience. When you use businesses we recommend through our site, they may pay us a referral fee.

But we do not just recommend the companies that pay us the biggest fees. Our integrity is worth a lot more than that.

In this case (and as far as I know), my auction redress contact is the only person in the industry who specialises in taking on property auction complaints on behalf of disgruntled buyers and sellers. He is uniquely qualified to handle your complaint, and is the best option if you have an auction issue.

If you have an auction complaint, you aren't alone

When I started this website I wrote extensively about property auctions.

In particular I wrote about auction problems, like whether or not you could pull out of an auction, and what happens if you win a property at auction but can’t pay (or don’t want to).

I started getting calls from auction buyers who come across these articles.

Unfortunately, many of them shared stories about losing huge sums of money at auctions.

Many buyers felt they’d been misled by the auction house or seller. The misleading statements may have been intentional or accidental, but the result was the same:

They were left thousands of pounds out of pocket, and were usually under pressure to complete a transaction they wanted to get out of.

If you’ve found your way to this page, I guess you may be in a similar position right now... if that's the case, I may be able to help.

Read on to learn more.

Do I definitely have a claim?

Unfortunately, not every who has lost money at auction has a claim.

There need to be some kind of misleading statements or misrepresentations made by the estate agent, auction house, seller, or their solicitor.

Unfortunately, if there’s some huge physical or legal defect with the property but everything was in black and white before the auction, then nothing can be done. Auctions put a heavy responsibility on the buyer to complete due diligence before the auction. If an issue was disclosed beforehand, but was missed during your due diligence, my contact will not be able to help.

Finding a solution

I started scouting around to try and find a solution for auction buyers who had made their purchase as a result of misleading information.

I came across a gentleman called Richard, who had helped a handful of people get money back from auctions – particularly from the modern method of auction.

  • Richard has been a practising estate agent and auctioneer for over 30 years, and is extremely well versed in law as it affects those professions.
  • He also works closely with disciplinary tribunals within the property industry, and has given advice to Trading Standards and many solicitors.

This makes him uniquely qualified to help with your claim.

I now work closely with Richard now, and we’re working to improve standards within the auction industry.

How it works...

The process is very straightforward.

  1. Make an enquiry. If you feel you have a complaint, complete the enquiry form on this page. I’ll automatically send your details to my Auction Redress contact.
  2. Free Consultation. He’ll call you to begin a free consultation. Please note Richard is a practising auctioneer so may not be able to call immediately. You should receive a call within 1-2 days.
  3. Feedback. After the consultation, Richard will give feedback on your position. If there’s no claim, then he’ll point in the right direction but will not be able to help further.
  4. Claim. If it looks like there was wrong-doing in your case, Richard will handle your claim. He'll prepare correspondence for the auction house, and may involve a solicitor he works with too for some cases. He'll keep you updated throughout the complaints process, and will hopefully win you back your money.
  5. Costs. He charges a small up-front fee if he takes on your claim, and then a success fee based on the amount of compensation he gets you. (Personally, I love this model because he’s incentivised to get you as much as possible. It’s not like he has some extortionate hourly rate and just wants things to drag on… his earnings directly reflect how much of the damage he's able to repair for you).

Here's a review from one of Richard's recent customers:

I did not think that I would ever see my money again, but Richard used his knowledge and experience to get me back most of what I had lost within 7 weeks.

Do I have a case?

Unfortunately, not everyone has a case.

In your initial consultation, Richard will work through the situation in detail with you.

Essentially, it comes down to this:

There need to be some kind of misleading statements or misrepresentations made by the estate agent or auction house.

Unfortunately, if there’s some huge physical or legal defect with the property but everything was in black and white before the auction, nothing can be done. If you had just missed some key information during your due diligence, you will not have a claim.

However, if you do feel some misrepresentations were made, complete the enquiry form to get started.
